Purchase Negotiation and Settlement

Once EzyEstate finds your next home or investment property, we’ll proceed to the purchase negotiation stage, where we’ll negotiate with the vendor’s sales agent to get the best possible price for the property.

Getting the best price

Negotiating the best price for your property doesn’t necessarily mean a cheaper price.

There are times when this is certainly the case, and there are others when it isn’t. In a seller’s market, in particular, it’s very hard to negotiate a lower price when the supply of property doesn’t outweigh demand.

EzyEstate will negotiate to get the best price while also considering the best possible sales terms and inclusions. This means making sure certain white goods (dishwashers, washing machines, refrigerators, etc) are left in the property once the seller moves out.

You’d be surprised how often dishwashers are removed because the buyer didn’t think to stipulate they should be part of the sale!

Financial Offer

As your Buyers Agent we’ll negotiate the most favourable settlement and deposit, whether that means a regular deposit with a long settlement period or smaller deposit and a shorter settlement. We’ll oversee and accompany you for the contract exchange.

If the property is going to auction, we’ll attend and bid on your behalf. Although you’re welcome to, you don’t have to personally attend the auction. Instead, we will set a maximum bid limit to ensure you don’t overspend, and we’ll stay in constant phone contact throughout the day to keep you abreast of developments and the eventual outcome.

Conveyancing and settlement  

EzyEstate will liaise with your conveyancer (or we can recommend some highly experienced local conveyancers to you) to ensure all the terms we discuss with the vendor’s sales agent are included and accounted for in the contract of sale.

We’ll oversee settlement on your behalf, making sure your conveyancer has all the relevant documents, and arrange and attend the pre-settlement inspection to ensure the inclusions negotiated as part of the sale remain in the property, and that it’s been left clean and tidy, ready for you to move in — or tenant if it’s an investment.
