Evaluating all the properties you’ve seen to determine which one is really the best value for money —- or bang for brick, if you will, helps you narrow down to achieve your goals that we define with you in the Scoping Stage.

The Property Evaluation process bring you back from viewing all the amazing properties to refocus on your property goals and the reality of your financial situation. Discovering the most appropriate property takes you on lots of directions when you explore the possibilities but in the end these transactions must align with your financial reality and what you’ve defined as your goals.

Your Goals & The Current Property Market

The sales process can move quickly, so you need to understand the local market and really well if you’re going to make an informed decision quickly to secure the property that best suits your needs and budget.

Evaluating properties against sales data

Before we shortlist any property for you to inspect, EzyEstate will evaluate all the properties we pre-inspect on your behalf against local area sales data, to ensure you’re only viewing and considering properties that represent the best value for your money.

Accessing sales data other buyers can’t

Buyers searching for property without the services of a buyer’s agent have to rely on the property data made available to them via property portals such as realestate.com.au and Domain.

However, this data is captured by real estate agents reporting their recent sales to the portals, and doesn’t provide a complete picture of the local market. In big cities like Sydney, this data is reasonably accurate, but in smaller regions, such as Lake Macquarie, the Central Coast, Cessnock, Port Stephens, Newcastle and other parts of the Hunter region, where there are fewer sales and days on the market are generally longer, this information isn’t as accurate.

Evaluating your property against similar transactions

EzyEstate has access to property data and analytics from Australia’s leading property information firms. We’re able to evaluate property against recent sales data, and also identify properties that make the best investments, using data about rental yields and market value growth.

If you’re looking to buy outside of Sydney or Melbourne, let EzyEstate be your on-the-ground property experts in the Newcastle, Central Coast and Lake Macquarie areas.
